The fruit in the last Pic is pomegranate. I’ve seen some trees outside medical offices a lot that look like this in winter that grow pomegranate every year

Looks like a Bradford pear, not my favorite trees. Very prone to disease outside of their native range and wind breakage is super common. What climate zone are you in?

Prune it to ground level. It is dying. You can tell from the amount of lichen growth and general decay of the branches and main trunk.
My guess is a Bradford pear.
