Looks like a variegated agave, maybe titanota. Leaning toward underwatering because you mentioned increasing frequency, and the newer growth looks firm compared to the older growth.
Agave potatorum OR Agave isthmensis ‘Ohi Raijin Shiro Nakafu’
google both of them and see which one is more similar, especially when she was looking more fit.
and then deep dive into care, to figure out what is wrong – I would not know…
